Starting December 2, a small train called the Holiday Express will leave Fountain Court at the Grand Hyatt Scottsdale Resort every 15 minutes between 5 and 9 p.m. Every half hour a snowfall show plays out over the courtyard. Cookies and hot cocoa come in a souvenir mug. A ticket costs $15 for adults and $10 for children under 13.
The setting is 7500 E. Doubletree Ranch Road, the resort at the center of Gainey Ranch. The way the resort has packaged the 2026 season matters more than any single event. Almost everything on the holiday calendar comes in a short, timed piece: a 15-minute departure window, a 50-minute fire pit, a 15-minute Thanksgiving seating. Together they add up to a season that suits someone who lives a few minutes away and wants an evening out, not a weekend booking.
The third holiday season under a new name
Neighbors who still call the place "the Hyatt Regency" have company, since the name is fairly new. Hyatt announced the rebrand in February 2023. It said the Hyatt Regency Scottsdale Resort & Spa at Gainey Ranch would become a Grand Hyatt in late 2024, and that owner Xenia planned a phased renovation starting in early summer 2023. The budget grew along the way. In August 2024, Phoenix New Times reported a $115 million property-wide renovation that included 496 renovated rooms, suites and casitas and six dining concepts, four of them new.
Hyatt declared the work complete on November 11, 2024, making the property Arizona's first Grand Hyatt. Nine days later, Phoenix New Times reported the opening of La Zozzona, Chef Richard Blais's Italian-inspired signature restaurant. That puts the 2026 holidays at the third season under the Grand Hyatt name. It's also the first season with La Zozzona's weekend brunch, which the resort says started in October 2026 and now runs Saturday and Sunday from 9 a.m. to 1 p.m.
The new brunch hints at what the rest of the season looks like. A Saturday morning reservation at a restaurant inside the neighborhood is something people book from home, and so is most of the December lineup.
Every holiday item is measured in minutes
The resort groups its December evenings under the name "Holiday Nights at the Grand." The booking catalog holds two items, the train and private fire pits. Thanksgiving and Christmas morning follow the same clock-based approach.
| Experience | Where | When | How it's timed | Listed price |
|---|---|---|---|---|
| Harvest Feast | Mesa Centrale | Thursday, Nov. 26, noon to 6 p.m. | 15-minute slots, up to 30 guests each; walk-ins welcome | $150 per adult, $50 per child ages 4 to 11 |
| Holiday Express train | Fountain Court | Wed. to Sat., Dec. 2 to 19; nightly Dec. 20 to 26 | Departures every 15 minutes, 5 to 9 p.m.; snowfall show every half hour | $15 adults, $10 under 13 |
| Holiday Nights fire pits | Resort grounds | During Holiday Nights at the Grand | Private 50-minute sessions; small pit for up to 2, large pit for 4 to 6 | From $50 |
| Brunch with Santa | La Zozzona | Friday, Dec. 25, 9 a.m. to 1 p.m. | Reservation | Booked through La Zozzona |
The Thanksgiving prices are the post-early-bird rates, since the early-bird window closed November 1. The gap between line items is large. For two adults and two children under 13, the Holiday Express comes to $50, with cookies and cocoa included. The same family at the Harvest Feast, with children in the 4-to-11 bracket, comes to $400 before anything else is added. The fire pits start at $50, and the large pit seats four to six for a 50-minute session.
The train schedule also changes partway through December. Through December 19 it runs only Wednesday through Saturday, so a Sunday, Monday or Tuesday plan has to wait until the nightly run that starts December 20 and ends December 26. The resort's cancellation policy offers a full refund up to 24 hours before the experience starts.
The resort's fall and winter page lists free extras around the paid items: holiday light displays, a Hanukkah menorah lighting, Christmas carolers, and seasonal cocktails and bites. It also notes that the pools stay open through winter, with private cabanas offering blankets and hot cocoa.
Parking sets the length of the evening
With most of the season sold in short pieces, the resort's parking rules shape a neighbor's visit about as much as the event tickets do. Here is how the resort's parking page lays it out:
- Validated self-parking: free for up to three hours for guests using the restaurants or spa.
- Validated dining valet: $10 for up to three hours, through third-party operator PMSI.
- Day-visit valet: $20 for up to 12 hours.
- Self-parking without validation: $10 for up to four hours.
- Garage clearance: seven feet, with a separate complimentary area for taller vehicles.
Three hours covers a lot of this calendar. Validation applies to restaurant and spa guests, so pairing a train ride or a fire pit with a meal at La Zozzona, Mesa Centrale or Tiki Taka is how a December evening fits inside the free window. Without validation, the $10 self-park charge equals the price of a child's train ticket.
Christmas morning and New Year's Eve, both at La Zozzona
The last two weeks of the year center on La Zozzona. Brunch with Santa fills the restaurant on Christmas morning from 9 a.m. to 1 p.m., with festive music and a family photo with Santa. The resort's seasonal page describes it as a meet-and-greet with photo opportunities. The train still runs that night, since December 25 falls inside the nightly stretch.
New Year's Eve is the one night the resort sells as a full evening. "The Grand Finale" runs from 8 p.m. to 1 a.m. on December 31 at Grand Vista Lounge, with live music from Raun Alosi & The Situation plus DJ sets. Even this party is sold in tiers, and each step up adds a specific item:
- General admission, $95++ per person: entry, a welcome glass of champagne and party favors.
- Classic Experience, $135++: adds reserved table seating, a small cheese and charcuterie board, and a dedicated server.
- Elevated Celebration, $195++: adds premium seating, a bottle of sparkling wine or champagne for the table, and chef-selected small bites.
- VIP Luxe, $250++: adds front-row seating, a premium welcome kit, a chef-driven platter and a midnight dessert, with a dedicated VIP server.
Guests can also book a prix-fixe dinner at La Zozzona or Tiki Taka before the party. Dinner and the party together run past three hours, so New Year's Eve is the night when the day-visit valet rate will likely apply.
A December built around short visits
Laid out by date, the season is a series of short stops at a resort most Gainey Ranch residents can reach in a few minutes:

- Dec. 2 to 19: Holiday Express and fire pits, Wednesday through Saturday evenings.
- Weekends: La Zozzona brunch, Saturday and Sunday, 9 a.m. to 1 p.m.
